  • What is the amount of the deposit?
    The deposit is equal to one month's rent.


  • How much is the application fee?
    The application fee is $30 per adult (18 and over)living in the household.


  • Do you do background checks?
    Yes, we do a full criminal and credit background check on all prospective tenants.


  • Do I have to register roommates and/or significant others?
    Yes. Everyone who moves into Lakewood village must be fully screened and approved BEFORE they can move in to any unit in the park. This will mean full background and credit checks as well as the payment of an application fee for any adult 18 or older.


  • What utilities are paid for?
    No utilities are provided to any renter or owner but management has a list of local service providers available at the office.


  • Who provides water service/trash pickup?
    Water & trash are from the same service provider, the City of Houston. The Lakewood Village office has the necessary phone numbers and information.


  • What type of pets are allowed?
    Lakewood Village is very tolerant regarding pets in that we do allow both cats and dogs and do not have a weight restriction. HOWEVER, because we are affected by the city of Houston's animal ordinances, we do not allow Pit Bulls, Rottweilers or Doberman Pinschers. A pet fee of $400 per pet is required. In addition, ALL pets in the park must have current shots, including and especially rabies, as well as be licensed. All dogs must be kept on a leash or in a fenced enclosure at all times.


  • Are fences allowed?
    No, fences between properties are not allowed. However, you may put up dog kennels and runs providing they do not block common areas on either side of your unit or the ability for lawns to be mowed.


  • Are carports, small garages or screened-in porches allowed?
    Unfortunately not. To keep Lakewood Village's pleasing and uniform appearance, we cannot allow individual owners or renters to erect these types of structures.


  • Are there deed restrictions?
    Yes and a list of these restrictions are available by contacting the management office.
